Question:

What standard or method should I use to calculate lease area for (restaurant, cafe/bakery)?
Areas like kitchen, storage, bathroom, seating room, Should be considered separately in order to price different?

Answer:

If the building is a standalone restaurant, you would just use the Gross Area Measurement Standard, measuring to the exterior of all exterior walls basically.
If its retail space within an office building, you would calculate it as Store Area under the BOMA 1996 Standard.
If its part of a retail building, you could use the Industrial Standard, and again measure to exterior and center of demising walls.
There is no distinction between types of space in the suite.
