Hello, could you please tell me what is the best BOMA measurement standard to use for measuring the space of a ground level retail condominium in a mixed use project?
Is it the BOMA/ANSI Z65.1 Standard, the Gross Areas of Building: Method of Measurement Standard, or some other standard? I am looking for the standard that would be most favorable for a landlord. Thank you for your assistance.

The BOMA/ANSI Z65.1 (1996) Method could be used for such space, if the commercial space in the building is more than 50% office space. This standard deals with office space and ground-floor retail space.
If all commercial space is predominantly retail, then the Industrial (2004) Standard could be applied. This would result in a bit larger Rentable area, as it includes the full wall thickness of all exterior walls.
At the end of the day, the rent charged should not vary, no matter which measuring standard is used. The rental rates will vary depending on the standard used.
