When you have a full floor user is the method for measuring Useable and Rentable the same as if it were multi tenant or is the entire floor considered Useable since they have exclusive use to all floor common areas?
Answer:
The total Rentable for the floor will not change, regardless of tenancy.
For a single tenant floor, it will typically be all Usable except for Restrooms and electrical/mechanical closets, ie the core area. These are not considered Usable; typically Floor Common, but then they are part of that tenants Rentable (exclusive for that tenant).
For multi-tenant, the only change would be that corridors and elevator lobby areas would be Floor Common typically as well, so the Usable decreases. But again the Total Rentable is unchanged.
