An office building has 4 underground floors with parking, building technical rooms , tyres-storage, car-service rooms etc. The acces for cars to the parking is by a fully enclosed spiral ramp.
1. Is the whole ramp itself and its enclosing walls are deducted from GMA as a MVP?
2. The flat paasage for the cars leading from the facade garage doors to the spiral ramp at a ground floor level considered a MVP? Or it is a BCA?
3. Tyres-storage rooms that are present on each floor of the parking considered FCA or BCA?

Answer:
Note: the following is following BOMA 1996 Standards:
1. Yes.
2. Sounds like it would be VP as well; parking areas are non-rentable.
3. If the rooms serve all tenants in the building, then they are BC. If it serves just that floor, then its FC.
