I would like to lease an entire building as a single tenant user. GSF = 142,000 sf. Vertical penetrations = 6,000 sf. How would the net rentable sf be calculated using BOMA 1989 standards? How would RSF be calculated using same standards? Would vertical penetrations be included?
Answer:
Single tenant bldgs may be leased based on the Gross Building Area, if agreed to by both parties. No deductions would be made for Vertical Penetrations.
RSF can be used as well for single tenant if so desired; it would be the sum of the RSF on each floor, and Vertical Penetrations would be deducted in this calculation. As well, measurments go to the 'dominant portion' on exterior walls, which is the inside finished surface or the glass line if the window is more than 50% of vertical wall height.
Note that current standard is the 1996 Standard, with the 2009 Standard due to be released shortly. Under 2009, you would use the Gross Area Measurement Standards for single tenant bldgs, but the result would be the same.
