BOMA/SIOR 2004 (Method A)
On Page 7 they say:
"The Rentable Area for each tenancy should be determined using ANSI/BOMA Z65.1-1996 using Measure Line to replace Dominant Portion to form the exterior perimeter of the building and in calculating Gross Measured Area."
On page 14 they say:
"In using BOMA ANSI Z65.1 pay attention! A floor GROSS MEASURE AREA in a multi story industrial building is the total floor area enclosed by the MEASURE LINE."
But on page 4 they say about the interior face:
"Users of this document are advised to consult ANSI/BOMA Z65.1 1996 for definition of
- Usable Area (Note: The interior face of the exterior perimeter walls is used instead of the Dominant Portion on fully enclosed buildings."
Usable Area is part of Rentable Area. According to the page 4 it must be measured to the interior face of the exterior perimeter. At the same time, according to the page 7 and 14, the Measure Line to be used in measuring Rentable Area. Please explain this contradiction or misinterpretation.
Answer:
Pg 4 is incorrect. Usable Area should read: 'The measure line is used instead of the Dominant Portion....'.
The manual in general is very poorly written, and desperately in need of a rewrite, in this writer's opinion.
