Question:

I am currently working on a building that has a second code required egress stair which is shared by an adjacent building. The stair has been added into the old light well of the building, is enclosed on all four sides and is not occupiable space according to code. The project architect is insisting that the ground level space is considered an atrium (there is a glazed roof) and therefore rentable space. My interpretation is that the space is an egress stairwell and therefore a VP. What is the correct interpretation of BOMA 1996?

Answer:

An atrium is considered Rentable on the ground floor typically (ie floorspace) and a VP on upper levels. If your stairwell is within the upper levels of the light well, that would all be VP, but it sounds like the ground floor could be common area (rentable), if thats how its being used.
