Question:

I recently read that the BOMA Standard for measuring commercial space was center of demising walls to the inside face of the exterior walls. Is this correct? Are retail and office space considered commercial space (meaning are they measured the same?

I am working with a real estate consultant that suggests we go to the outside face of the exterior wall so that the thickness of the wall is included in the rentable space.

Could you please set us both straight? I'd really appreciate it!!

Answer:

Under the BOMA 2010 Office Standards, newly released, retail space and office space are treated the same. On ground floor, where the building fronts a public pedestrian thoroughfare, it is calculated to the outside face of columns (building line), and includes recessed entries.

On other sides, it is calculated to the 'dominant portion', which is either the inside finished surface, or if there is a window that is more than 50% of the vertical height of the wall then it is calculated to the glass line (for the width of the window).

On upper floors, it is always calculated to the dominant portion (inside surface or glass line).

If it is a retail-only building, with no office space, it would be measured under the 2004 Industrial Standard, and calculated to the building line or drip line, on all sides.
